Roof Repair Smedway built its Roof Leak Repair division around one idea: homeowners in Lansing deserve a straight answer, a fair price, and a truck in the driveway fast.
Every technician on a Roof Repair Smedway crew earned their spot through years on real roofs in Lansing, IL, not a two-week onboarding video — that's the difference customers notice the moment we pull up.
We carry full liability coverage and workers' compensation, and every lead installer holds current state licensing, so a claim adjuster, a home inspector, or your own insurance carrier can verify our credentials without a single awkward phone call.
Roofing is a trade where shortcuts hide for a year or two and then fail at the worst possible moment, usually during the next hard rain. We build every Roof Leak Repair job — big or small — the same way, whether it's a single shingle repair or a full tear-off.
Every lead technician carries current state credentials before stepping on a ladder.
A tarp-down call at 2 a.m. gets the same urgency as one at 2 p.m.
You'll see the number before any work starts, not buried in a final invoice.
Technicians dispatched from within Lansing, IL, not flown in from another region.
A roof rarely fails all at once. It sends smaller signals first, and catching them early is almost always cheaper than waiting for the emergency call.
Heavy granule loss is one of the earliest visible clues that a roof is approaching the end of its service life.
Shingle edges that curl upward have usually lost flexibility, which makes them far more likely to crack or blow off in the next storm.
Climb into the attic on a sunny day — if you see pinpricks of daylight, water can get through the same gaps.
Ceiling stains tend to grow slowly, which is exactly why they're often ignored until the damage spreads.
If upstairs rooms feel noticeably warmer than the rest of the house, a failing roof system is a common hidden cause.
A visible bare patch after a windstorm means the roof's weather barrier has a direct gap that needs covering immediately.
We break our work into distinct service lanes because a wind-lifted ridge cap and a full tear-off need completely different crews, materials, and timelines.
Active leaks after a storm get a same-day response whenever it's physically possible — a temporary tarp-down first, a permanent fix scheduled right behind it.
From a handful of cracked shingles to a full asphalt or metal system replacement, our residential crews scope the job against manufacturer specs, not guesswork.
Commercial roofs carry different loads and different membrane systems than residential shingles, and our crews are trained on TPO, EPDM, and modified bitumen accordingly.
A full tear-off strips the roof down to the decking, replaces damaged boards, and installs a new underlayment and shingle system built to current code.
A thorough inspection checks flashing, fasteners, ventilation, and granule loss — the small issues that turn into major leaks if left alone.
Specialized repairs cover ice-dam prevention, dormer flashing, and low-slope transitions that standard shingle crews sometimes overlook.
A dispatcher takes down your address, roof type, and the issue, then routes it to the nearest available crew in Lansing, IL.
A technician walks the roof, checks the attic side when accessible, and documents the damage with photos.
Financing and insurance-claim assistance are discussed at this stage if applicable.
A final walkthrough confirms the repair or install meets the agreed scope before the invoice is closed out.
Because our teams are already local, we're rarely the company still driving in from three counties away.
We'd rather lose a job over an honest price than win one with a lowball number that grows later.
Crews carry moisture meters, infrared scanners for larger jobs, and proper fall-protection gear on every site.
We'd rather send a crew back for a five-minute fix than leave a customer unsure whether the job was done correctly.
Storm-damage jobs come with photo documentation formatted for insurance adjusters, saving homeowners a step in the claims process.
Our technicians explain the reasoning behind every recommendation so you're deciding with full information, not a sales script.
We put our workmanship guarantee in writing on every job, so if something about the completed work doesn't match what was agreed, we send a crew back at no extra charge.
We also guarantee the estimate itself: barring a scope change you approve in writing, the number on your written quote is the number on your final invoice.
Our Lansing coverage area extends across Lansing, IL, and if your address falls just outside the standard zone, dispatch can usually still arrange a visit.
If a storm system moves through Lansing, IL and call volume spikes, we prioritize active leaks first and communicate realistic wait times for everything else rather than leaving people guessing.
